| for the last 3 weeks I have been looking for a cabin in the Northern Wisconsin area. My searching at this point has been limited to Realtor.com & it looks like the St. germain area or Minoqua. We are about to contact a broker & set up appointments, but before I move forward I wanted to know if there is anything I should know about limitations on building additions or re modeling before I pull the trigger. The cabin must be located near shopping as my parents will stay their during the summer months. They like to dine out & love a good coffee cake in the morning. My ceiling is $300k but it must be waterfront w/fireplace. If I choose a 2bdrm I want to be sure that I will not have a problem if we want to add on later. Is there a site that will let me know of any restrictions, or do any of the fine folks here have any suggestions on additional locations besides St.G & Minoq, I like the area but Lake Minogua is a stubborn SOB when it come to Muskies. Big St is sweet but limited unless you go up in price. | |||

| Try Squirrel Lake or Buckskin Lake in Minocqua...they are both in Minocqua county, but about 15 mins from town. | |||

Posts: 2865 Location: Brookfield, WI | Check with the municipalities where you're looking about zoning/building restrictions. The DNR is also a good place to check I would think. There are restrictions regarding shorelines, etc. If you're looking at two bedrooms but want to expand, make sure the septic can handle more baths or bedrooms. Don't trust a realtor or lay person on those issues. Not that someone would lie to you, it's just that those types of questions can be complicated. Also check into pending changes on these types of issues. Talk to Sled. When it comes to real estate, it never hurts to know somebody who knows somebody. Good idea to get in while those properties are still affordable. In the next ten to fifteen years I expect the north woods is going to see lots of changes. The day of the lake side cabin owned by the regular guy may become a thing of the past. Kevin

Posts: 793 Location: Ames, Iowa | Mike K- An experienced local realtor should be able to answer all of those questions you have regarding building requirements in the county or any lake association you may become part of- or they should know where to find the answers. Good Luck, Don
