Location: Stevens Point, WI		It depends on how bad you want it. I would personally make a lower offer and start from there. Now, I don't mean a pathetic offer that's a joke, but I think you get my point. If he doesn't like it, then just keep working with him. Sounds like there is work to be done with it, so I sure wouldn't give him top dollar. Just my opinion though.
