My family is hoping to find a lake place this year. Which is going to be difficult with sudden interest with covid! Just seeing if their is anyone in the fishing community has any local realtors they recommend? We are looking in MN areas like Alex, DL, Bemdji, longville and NW angle or even north of the border.

If you have enough money you can get onto Rainy. Beautiful lake but a bit devoid of Muskie if thats important to you.

Rainy is probably the only non Muskie lake that would definitely be able to keep me interested. Money would probably be the issue there. It sucks we were looking 2 yrs ago but decided to save more and know there’s half as many places and they are 30% more expensive.

If you don't need to be right on the lake there are quite a few affordable properties in or near town. Thats what I did. Bought 4 acres, house, garage, barn about 3 miles from the nearest launch. However I intend to rent a slip right on the water and leave the boat docked. If there's a will there's a way they say.

I'd seriously hop on Zillow and look for myself save what you like and talk to a reputable agent on individual places and then after seeing that one let them show you a couple they think meet your requirements

You can save a lot of tax money, and get more home by buying off water, but, in my opinion it is not the same. We sold our lakefront cabin thinking that we would buy another in a few years after our boys school sports obligations were done, but the lakefront prices skyrocketed, and I bought off water thinking it would be fine. However now that I am retired I miss jumping in the boat for that last half hour of daylight, or getting out right before a storm.The launching , and parking of the car usually stops me from heading out in many situations. The market is tough right now, but I wish you the best. Good luck, the hunt is something you will enjoy.

We owned an Island in Whitefish Bay for 25 years. Was a great fishing spot and investment! We didn't have any problems with anything with being a US citizen. Once this Corvid stuff is over that a look at some Canadian property. Border realty out of Sioux Narrows is good! Good luck!

As a Realtor who specializes in hunting/fishing properties, I pride myself on finding exactly what people are looking for. There's a saying in real estate and in football, "if you have more than one, you don't have any." Get ONE Realtor to be your buyers' agent. Make sure they know your needs and make sure they know what they're talking about. Are you going to lake-hop or do you want to primarily fish where you live? What's the powerboater situation?
Too many Realtors who sell lake properties are selling the cottage experience. If you want to fish, get a Realtor who knows fishing in the area. As a buyer, you're going to do due diligence on the house, but having someone who has "ground truth" on the area lakes is vital.
I'd love to help you, but I'm licensed in Michigan, not Minnesota.

I'd think twice before buying at the top of a stock market / real estate bubble. My sister purchased her house in 2006 for $550,000 before the last financial crisis and now, 15 years later, zillow estimates it at $575,000. She was prob down $100k max. Likewise, I had co-workers with negative home equity for years because they just had to buy. I feel we are near peak pricing now. People forget how devastating it is to lose a couple hundred thousand retirement money in the stock market and how that impacts real estate pricing and demand.

I definitely hear you. I bought my house at the bottom and have been in a good position since. We are now packed like sardines in that house but it’s too crazy to think about moving now! I’m afraid the demand is going to stay high for quite a long time though. I thought the pandemic was going to crush or at least slow the market down but it just got crazier! Don’t know if I have the patience to sit in my sardine can and wait much longer. With the lack of available property I might not have a choice

Longville is definitely high on the list baby is not though. Almost bought a lot there 3yrs ago though that I’d kill for that price again!

Kinda a thread jacking here but seems everyone has chimed-in on realtors and it is Winternet. I hear ya LT, and glad you didn't take my "think twice" sorely. As far as my sisters house, she bought for the school system and my nieces got access to one of the best public schools systems in the US, elementary through high school. so it was totally worth it for her, regardless of numbers on paper. Not to mention she now has a bit of equity. Time moves on, Parents and Grandparents are not getting younger and kids grow up fast. it would be a pity to miss an opportunity to make family memories for the ages over market pricing.
